If I could rate this place by giving a negative number of stars, I absolutely would. I hope anyone looking to move into this park does their homework and finds this review to warn them. . . and takes the warning to heart.
Yes, Durango is an expensive place to live, but avoid this park like the plague. If you don't heed this warning, you will eventually remember this review and see for yourself what I'm talking about.
This couple make demands of the residents (while the area is specifically zoned for low-income housing) that they have to invest all kinds of money (that they don't readily have) in their trailers. And if you want to sell your trailer to flee that hell-hole, you have to have MATCHING CURTAINS OR BLINDS in the windows. . . of the trailer that YOU own. They have to approve whoever wants to buy your trailer before you're allowed to make the sale.
I wouldn't recommend that my mortal enemy move into that park even if it meant being homeless instead. I have never had a landlord (lot-lord?) be more up our ass, ever.
You have to mow the lawn when they demand it or they charge you.
They destroyed the natural beauty of the island that belongs to the park, which had been a very peaceful spot and wildlife habitat, and the only thing allowing for privacy on a busy river in the summertime.
Everyone is so nice and having a private island is the best!
Their park rules state not to bother, be loud, or be a nuisance to your neighbors, yet they will fire up chainsaws, weed whackers, and heavy equipment at 7am every morning, including on Sundays.

Don't think you'll be saving yourself money by moving in there either. Because you have to own your trailer and pay a substantial lot fee every month. There are other trailer parks in Durango that are nicer and cheaper. Not to mention that if you make the mistake of moving in there and buying one of the many trailers for sale (a bunch of residents did all they could to move away once the new owners bought it), they make it all but impossible to leave. It's like the Hotel California of trailer parks.
And whenever they feel like it, they will come and cut down your trees and flowers.
This isn't even a complete list, just a few examples! I could go on and on, ad infinitum. It goes way above and beyond any complaints I've EVER had about any previous landlords elsewhere.
Strangely, the couple who bought the park tell the residents that they (specifically the wife) are the "park managers" and that they'll "ask the owners" when you have questions/problems. They don't want people to know they are actually the owners themselves, and the ones with the long list of demands they make up (and change depending on their mood, whim, and who they're talking to), for the residents.
Have a specific type of porch on it.
You're not allowed to have outdoor decorations
They'll install a new water system, governed by a rather questionable company out of FLORIDA, disconnect your outdoor water supply, and not tell you you have to reconnect it yourself.
You have to rake the leaves in your yard when they say so, or a bill will magically appear on your door.
Also, the wife of the couple tells residents her full name is something different than what it actually is--she tells people her full name is actually her first and middle name--omitting her actual last name. Not sure why the secrecy there. Maybe she doesn't want to claim responsibility for the residents showing up with torches and pitch forks after getting yet another list of demands taped to their front door.

You have to paint your trailer.
Their maintenance crew will steal items out of your yard.
You have to remove your outdoor furniture (that has to be a specific kind in the first place) when they say so.
They will hire road crews that damage your vehicle and home, and there is no recourse for it.
The park used to not be so bad--just another regular ol' trailer park that happened to have nice river views. Until the new owners bought the park. Then it became an actual, costly, LIVING HELL to reside there.
